Intuitively speaking, the 1 in 100 year term is a bad one in terms of expressing the probability. The better way to think about it is is that the 1 in 100 event every year has a 1/100 chance of happening.
If you take each year as a separate trial with a binomial distribution (assuming IID), the probability of such a flood happening at least once in the 100 year period is 63.4%, rather than the 1% you would intuitively expect from 1 in 100.

Actually heard an interview the other day where someone finally admitted that the biggest culprit for causing the flash-flooding and higher than expected levels is the over-development of land.
The engineer they were speaking to mentioned the fact that a lot of housing development has totally changed the natural water flows by filling low lying land, piping creeks and diverting them from the natural flow direction. Then covering the land with roofs and roads which collect and concentrate the rainfall that would have otherwise soaked in. It has to go somewhere.

I can’t get into what we do now, but my understanding is that as an industry, the pricing models used to be very primitive, and didn’t consider these matters properly.
What this resulted in was people living in flood prone areas not paying enough, and people living in non flood plains paying too much for flood protection.
It sucks that people can’t afford the protection they need, but at the same time you’re never going to bet on a sure thing.

I remember that urban hydrology was a huge topic area when I was doing my Civ Eng degree. The massive storm surge runoff issue is why new development areas usually have big swales for the runoff to accumulate in all over the place, especially near main roads.

- Leave it in the bank, just don’t donate to any protests that don’t align with the gov agenda (legit concern, look at Canada)
- Buy gold, missed the boat as prices are currently snoop dog high
- Buy night vision gear, because when your comms suddenly go dark and you want to see the strobes and lasers of the TRG coming to raid your house
- Take it out as cash and leave under the bed, the gov can make this worthless overnight if they wish
- Buy ammo, may retain value but not many guns in Australia to make it a viable trading currency
